1. How old is your roof?
If your roof was installed to manufacturer’s specifications and maintained properly, your roof will have a 20 - 30 year lifespan.
2. What is your roofs current condition?
If your existing roof is in poor shape then a complete tear off and replacement are necessary. Some signs of a damaged roof include tabs being severely curled, granule loss or bald areas, and sagging.
3. Do you have proper air flow?
If your roof is not properly ventilated, its lifespan will be considerably reduced, particularly in the hotter regions of the country. Poor ventilation can also impact your manufacturer’s warranty. A general rule of thumb is to have 1 square foot of ventilation for every 100 square feet of attic space, with the ventilation evenly distributed between intake and exhaust.
4. Multiple layers of material?
If your roof has more than one layer of roofing, it must be torn off. In most cases, this is a code requirement; building codes typically do not allow more than two layers of roofing.
5. Is your roof leaking?
If you find yourself dealing with multiple leaks, whether in the same location or across different areas of your home, it's crucial to have your roof thoroughly evaluated. Leaks can also appear as dry rot on the fascia, caused by water seeping under your roof and exiting through the fascia. Addressing the issue can help protect your home and ensure its longevity.
6. Issues with your decking?
Sagging areas and soft spots between rafters or trusses often indicate damaged or deteriorated wood. If there's any suspicion of poor decking, a complete tear-off should be considered before it leads to bigger issues down the line.
